In Mexico, property owners are required to pay property taxes, known as Impuesto Predial, each year. To encourage early payments, many municipalities offer significant discounts through February, while others extend these benefits until the end of March.
Take Advantage of Early Payment
Enjoy discounts available from January to March—the earlier you pay, the greater the savings. Below are the discounts offered in Cancún, Playa del Carmen, Tulum, and Mérida.

How to Pay
Important: Do not wait to receive a tax bill in the mail. You are responsible for knowing your payment amount and paying taxes on time.
Depending on your municipality, you might have the option to conveniently make your property tax payment online. If online payment isn’t feasible, a visit to your local municipality tax office for in-person payment is necessary. Either way, you can always contact us to help you with this process, mostly if you are outside Mexico.
Consider having a copy of your previous year’s property tax payment to be able to access your 2025 tax bill. You may be asked for a clave catastral, your numero de cuenta, or your complete street address, depending on the municipality.
