Each year, property owners in Mexico must pay their property taxes, known as impuesto predial. To encourage early property tax payments, some municipalities will offer significant discounts until February 28th while other will continue to offer discounts until March 31st.

Discounts for paying early began in December. The earlier you pay, the greater the discount. Here are the discounts available in Cancun, Playa del Carmen, Tulum, Merida, Puerto Vallarta, Cozumel, and Los Cabos:
How to Pay
Important: Do not wait to receive a tax bill in the mail. You are responsible for knowing your payment amount and paying taxes on time.
Depending on your municipality, you may be able to make your property tax payment online. If that is not an option, you will have to visit your municipality tax office and pay in person.

You should have a copy of your previous year’s property tax payment to help you navigate the online options and be able to access your 2023 tax bill. You may be asked for a clave catastral, your numero de cuenta, or your complete street address, depending on the municipality.
